TERMS AND CONDITIONS – DIRECT BOOKINGS

Bathrobes:

       Pods – Bathrobes are supplied for use with the outdoor bath.  These remain the property of Dux Farm Retreat.

       If the bathrobes are found to be missing at the end of your stay, there will a charge of £50 per bathrobe made to yourselves.

Cars:

       Cottage - Please ensure you park your car in the allocated parking area outside the cottage. 

       Pods - Please park your car in the main car park, under the green clock.  The meadows are car-free.

       Under no circumstances must an electric vehicle be charged from the property or out buildings.  We can provide a list of the nearest EV charging locations.

CCTV:

We have an ANPR camera covering the entrance driveway to Dux Farm Retreat.  We have 2 CCTV cameras covering the main guest parking area and our private courtyard.  No area of the cottage, Pods or gardens can be seen on any cameras.  They are for security purposes only.

Cleaning:

Please treat the cottage and pods as you would your own home and leave it in a clean and tidy state. For the Cottage only -  If using our bedding, please strip beds and leave in the laundry bags, found in the wardrobes. before your departure.

Damage:

Please tell us of any damages. The safety of all our guests comes first.  Please do not hide damage to furniture, electrical items or anything that may compromise the safety of our future guests. 

We don’t charge for minor breakages (glasses, crockery etc), fair wear and tear or if an appliance stops working during your stay.  We will discuss any significant damage, such as furniture, specialist cleaning etc and we reserve the right to make a claim.  Please also see note on damage by fake tan, makeup and sun cream below.

Direct Bookings:

All bookings are taken on the condition that the property will be left clean, tidy and in a state suitable for the following guests.  Once booked, if you cancel more than six weeks before the arrival date you will lose your non-refundable deposit.  If you cancel within 4-6 weeks we will refund 50% of the total holiday cost (minus the non-refundable deposit).  If you cancel 2-4 weeks we will refund 25% of the total holiday cost (minus the non-refundable deposit).  Less than 2 weeks there will be no refund due.  The holiday is not considered cancelled until you have received emailed confirmation from us.  All cancellations are subject to a £15 admin fee.

Disclosure:

Failure to disclose all relevant information or comply with these terms & conditions may lead to termination of the contract and loss of the booking without refund.

Dogs:

       Please DO NOT use the bath to wash your dog.  There is a dog washing table outside Higher Dux and each Pod has a hose and spray around the back.  Any damage caused by dogs being in the bath, will be charged for.

Outside of the secured gardens, please keep your dog/s on a lead.  Your dog/s are welcome to sit on the furniture but please use the provided throws to protect the sofa.  Your dog/s are welcome to sleep on the beds but please use your own bedding (as previously discussed).  No dogs are allowed in Pear Tree Pod.

       We have a circular walk that you are welcome to take your dog on.  Once you are in the woods or the enclosed meadows you are welcome to let them off the lead.  Although the woods and meadows are fenced, please be aware it is not 100% escape-       proof and often has sheep in the field behind the woods.  If your dog is likely to chase sheep then please keep them on a lead. Please make sure you have read the disclaimer in the welcome folder.

       For the safety of your dog, please ensure they are kept on the lead on the cliff top coastal paths to prevent falls.

Fake Tan, Makeup & Suncream:

Any items that are damaged/stained by fake tan, makeup and/or sun cream will be charged for at cost. Please bear in mind, we are on a septic tank so not able to use bleach or antibacterial liquids to clean stains.  If the stains remain after 2 washes the items will have to be replaced.  This includes any bedding (including protectors), towels and surfaces that have been irreversibly damaged.  If you think this is going to be an issue, please bring your own bedding and towels.  Please shower off suncream before going to bed as it will stain the bedding.

Fireworks:

Due to the rural location of our retreat and being surrounded by farmland and animals, fireworks of any type are strictly forbidden.

Insurance:

Please ensure that you have adequate travel insurance covering travel arrangements in the UK and covering healthcare if travelling from abroad.

We cannot provide refunds if your travel plans are disrupted (eg bad weather, road closures, cancelled services) or if you have to cancel due to illness, including COVID.

Please ensure that all doors are locked and windows secured when you leave the property as we cannot be held responsible for any accidents, break-ins or thefts within the property during your stay.

Keys:

Please ensure keys are left at the property on departure.  There is a £25 charge for replacement keys.

Limitation of Liability:

We cannot accept liability for any injury loss or damage, consequential or otherwise, suffered by you or any other member of your party unless there was wilful default by us or unless personal injury or death was caused by our negligence.

Vehicles and possessions are left at the risk of the guest.  Children and dogs must be supervised at all times.

Lost Property:

We have a minimum handling charge of £10 for returning items that have been left in the cottage or pods (plus postage).  If not claimed within 14 days, the items will be disposed of.

Problems and complaints:

Please tell us straight away about any problems.  We will work hard to ensure that any issues are rectified as quickly as possible.  We cannot consider compensation for any complaints raised after you leave or if you won’t allow us to put things right while you are here.

Size of Party:

The Cottage - Our insurance limits us to having up to 4 people (adults and children) staying at Higher Dux at any one time.  This number does not include infants.  If more than 4 people arrive, your booking may be cancelled and you will be asked to leave.  No refund will be given. 

The Pods - Our insurance limits us to having up to 2 adults staying at the Pods at any one time.  If more than 2 people arrive, your booking may be cancelled and you will be asked to leave.  No refund will be given. 

Smoking:

Smoking, vaping and using e-cigarettes are forbidden inside the cottage and pods.  If you smoke outside, please dispose of the butts in the correct manner.

Toilet and Septic Tank:

Pee, Poo and toilet paper ONLY.  This is really important – even if wipes state that they are ‘flushable’, they WILL block the septic tank and you may be charged to clear the blockage. Please also do not put tissues down the toilet as they do not break down as toilet paper does.

Towels:

Please DO NOT take our towels to the beach.  Please bring your own beach towels.  Please also see note on fake tans, makeup and sun cream.  Please do not use the white towels for drying your dogs.  There are towels provided in the cottage and pods – please ask for more if needed.
